How to Define a Robust Marketing Plan

A huge problem in today's market, is that home sellers often don't know what their listing agent SHOULD do to get top dollar for their home. If there is no bar for excellence, then how can we make sure that bar is being exceeded or at least reached?

REALTORS® are selling the most expensive product in the world and they get paid a premium to do their job right. So why do we often see a home for sale with photos taken from a camera phone, or a two sentence write up on a house? Why is it that we see marketing strategies that involve listing a property severely under market with hopes of 25 offers? Unfortunately, when a property can sell with just a for sale sign in the front yard, it doesn't exactly encourage agents to do, well, more.

I would love to shed some light on this topic. I was once that real estate agent (and I still run into some of them) that didn't know how to answer the question, "What do you do to market my home?" The truth is, some agents feel like if the home is priced well in the MLS, then they really don't need to do anything else. In this market, the home will sell itself. Let me be the first to say, that CAN be true. It will likely sell in a market like this one. However, a lack of care, strategy and marketing knowledge will impact the amount of money the seller walks away with.

Inventory is at an all time low and homes are flying off the shelf, but that doesn't mean you should skimp on great marketing. Because of this, I have implemented a marketing plan to ensure that my listings make the best first impression online. I showcase the property the best way possible and I bring my clients to the finish line by negotiating and protecting their best interests.
